Specialist Disability Accommodation (SDA): homes, supports and provider checks
Specialist Disability Accommodation (SDA) refers to specialist housing for some NDIS participants with extreme functional impairment or very high support needs who meet the relevant eligibility criteria. SDA is the dwelling; it is separate from the daily supports delivered to a person in that home. Eligibility and funding depend on the participant’s circumstances and current NDIA decisions.
Separate the housing and support questions
Ask who owns or operates the dwelling, who provides daily support, and whether the participant can choose a different support provider. Understand rent and ordinary living costs separately from any SDA funding. A vacancy listing does not confirm that a participant has SDA funding or that a home suits their needs.
Check the dwelling and practical fit
- Does the location, layout and accessibility meet the person’s needs?
- What design category and features are documented, and how can they be verified?
- Can the participant visit and understand who else may live there?
- How are repairs, maintenance, safety and emergency arrangements handled?
- What are the rent, utilities, food, bond or other charges?
- What happens if the participant’s needs or preferred supports change?
Review agreements and choice
Request clear written information about tenancy or occupancy arrangements, SDA responsibilities, fees, repairs, complaints, notice and exit processes. Ask how participant choice and control are protected, including the choice of daily support provider. Consider independent housing or legal advice if terms are unclear.
Confirm current NDIS requirements
Check the participant’s current plan and SDA decision directly with the NDIA. Ask how a proposed dwelling aligns with the approved funding and what documentation is required. A provider profile or advertising material is not proof of registration, dwelling enrolment, funding approval or suitability.
